Morgan Hill Ranch is a 350-acre master planned business community located in Morgan Hill, California, approximately one mile south of the San Jose city limit at the intersection of US Highway 101 and Cochrane Road and 8 miles south of the intersection of Highways 101 and 85.  A location Map and an Aerial Photo can be accessed from the Home Page of this web site to locate the site and its surrounding areas.  The original developer of Morgan Hill Ranch is Venture Corporation of Larkspur, California.  The developer of the final major phase is Mission West Properties of Cupertino, California.

Sixty companies have located in Morgan Hill Ranch including Abbott Laboratories (medical electronics), Anritsu Company (microwave communications), Ericsson Inc. (cellular telephone electronics), Sakata Seed America (bio-tech seed), Fox Racing (recreation), Young’s Market (beverage distribution) and Alien Technology (high-tech manufacturing).  Additionally, an extended-stay hotel, restaurants, shopping and affordable apartments are part of the already completed portion of the Morgan Hill Ranch community.  Altera Corporation, one of Silicon Valley’s leading high-tech manufacturers, purchased 20 acres for a future a 350,000 square foot campus at Morgan Hill Ranch.  A new housing development is underway at the northwest corner of the Ranch at the corner of Monterey Road and Cochrane Road.  Mission West, a prominent real estate investment trust / developer based in Cupertino, California, purchased 56 acres on the west side of Butterfield Boulevard and is currently planning a large mixed-used business and residential community.

Construction has recently been completed on these new projects at Morgan Hill Ranch:

  • Tierra Vista, a 31,000 square foot office building now being leased to multiple tenants.  Developed in a joint venture between Venture Corporation and South Valley Developers.

  • Alien Technology Corporation’s 81,000 square foot headquarters / manufacturing 2-building facility.

  • Two R&D / office buildings with a combined rentable area of 19,400 square feet on Digital Drive.  Now available for lease.

  • Office/distribution facilities totaling 67,800 square feet developed in a joint venture between Venture Corporation and the building tenant, K. R. Anderson, Inc.

  • A 21,000 square foot office building on Digital Drive leased to Metro One Telecommunications.

  • A 60,000 square foot manufacturing facility for high-end stereo system speakers and sub-woofers developed by Velodyne Acoustics.

  • A 35,300 square foot R&D / office facility for Western Technology Marketing, a robotics marketing / manufacturing company.  Developed in a joint venture between Venture Corporation and Western Technology.

The final 56 acres of Morgan Hill Ranch is being developed by Mission West Properties and are ready for development.  Mission West is one of Silicon Valley's largest commercial property owners and developers.  This area is presently subdivided into 32 legal parcels, the larger parcels of which may be further subdivided as needed.  Smaller parcels may be merged to accommodate the needs of larger companies.  The developer is actively designing buildings for some of the available land parcels, including build-to-suit projects, office buildings and R&D facilities.  Click on the NEW BUILDINGS & AVAILABLE LOTS button on the Home Page and then click on any numbered lot on the Parcel Map to learn about the lot sizes and dimensions, to see building designs that are suitable for these lots and to learn about joint venture and purchase programs.  The Morgan Hill Ranch Joint Venture Program in particular is attracting companies due to the many financial benefits that the program offers businesses of all kinds.

All utilities are in place in Morgan Hill Ranch.  Water, gas, electric and high-speed Internet access systems all have sufficient capacity to meet the needs of new Morgan Hill Ranch companies.  All Morgan Hill Ranch boulevards and smaller roads are complete except for two small street extensions (Jarvis Drive and Sutter Place) that are fully approved and will be constructed when new companies are ready to use them.

The size of U.S. Highway 101 has doubled with the addition of 4 more travel lanes.  Commuters now enjoy the benefit of 8 lanes of freeway travel on 101.

The economic growth of the South Bay area has been fueled by the explosive growth in Silicon Valley.  Even as the growth has subsided, Morgan Hill Ranch is benefiting appreciably from companies seeking attractive land pricing, lower development costs and proximity to more affordable housing.  Because Morgan Hill has not been overbuilt, its rents and vacancies have been far less impacted than most of Silicon Valley.  Companies choose to locate in Morgan Hill because of the lower cost of housing, lower rents and costs of ownership, quick reverse commute into the heart to Silicon Valley and because many of Silicon Valley’s senior corporate officers live in the local area.
